The Nutzwertberechnung (utilizable value appraisal) determines the
relationship of the parts owned by the individual co-owners (for example of
a condominium) to each other and defines a method according to which, for
example ,the shares of the service costs to be met by the individual owners
can be calculated. On the basis of the utilizable values determined a
condominium ownership agreement must be made that is then signed by all
co-owners.
The basis for the calculation of the utilisable value is the usable floor
area. The usable floor area is the entire floor area of an apartment or
other space less the thicknesses of the walls and the wall openings, door
openings, stairs, open balconies, terraces of the particular apartment and
less the cellar and attic spaces in as far as they are unsuitable for
residential or commercial purposes. Features or circumstances that can
significantly increase or reduce the value of a specific dwelling unit in
comparison to another unit in the same building are taken into account by
means of a system of additions and deductions.
The result of this calculation is the Nutzwert (utilizable value) of a
condominium (common-hold apartment). If the utilizable value report differs
from the actual circumstances by at least three per cent each owner or
intending owner can, within a year, call for the utilizable values to be
determined by law. The same applies in certain cases to subsequent
alterations.
