For those purchasing a site or planning to erect a building
our services include an examination of the feasibility of developing the
site.
Building on a site zoned for development is possible if the requirements of
the local building regulations are met and the site has been declared
suitable for building upon by the building authorities.
We examine the potential for development (development pattern, building heights), the building lines, and distances to be kept from existing or planned neighbouring properties.
We survey the actual site boundaries and examine the maximum possible development by calculating exact areas as well as those areas that may be built upon, taking into account the building lines and the nature of the site.
We offer our surveying services to determine the boundaries and carry out boundary negotiations and the subsequent discussions with the local survey office in order to legally define the site boundaries. This is important, for example, when building directly up to a site boundary or in order to precisely keep the distance from neighbouring buildings required by the authorities.
We offer consultancy services and produce concepts for dividing or parcelling up properties (for example to improve building or economic efficiency) and we produce survey documents for the land registry office.
We check the need to combine the site with another site to obtain planning permission and the associated enlargement or reduction in size of sites, and we carry out the relevant procedures with the authorities (securing official notices).
We examine whether the property is affected by any obligations to cede land or by any obligations to incorporate certain additional areas in order to make it a site or lot suitable for construction.
